7 Marketing Strategies To Selling Your Properties Online

Marketing tips for this week,  we take a different approach. We look at marketing strategies that real estate business  selling properties online. We used to be in the real estate game and  we thought it would be great to share some of the strategies that you can borrow and use them in your business practice.

Long gone are those days where people resorted to newspapers for property ads, circled them with a red marker, and went to an open house event. Neither do they have enough time to drive to the places or to inspect them and reach a decision. So, where are all the buyers coming from, and what platforms are they trusting more if not newspapers and for-sale signs?

One word: Online!

Yes, buyers have started to look for their future homes online. If you are on the seller’s end and don’t have the luxury of a hiring a realtor on your side or simply, don’t want to blindly trust his/her word, here are 7 ways in which you can market your property online and possibly have it sold quickly!

1.    Build Your Own Website:

You have to begin with your own website. Having a domain solely dedicated to you and your property not only shows how professional you are, but also makes you trustworthy in the eyes of potential buyers.

2.    Photograph Every Corner:

Photographs are imperative. You need to have the best one promoted to attract the maximum interest. Many research studies have proven how effective visual demonstrations are when compared to plain words. This is where most of your investment should go. Hire a professional photographer to get the best angles of your house that make it appear bigger, brighter, and more attractive.

3.    Allow Virtual Tours:

Photos are not the only thing you need. If you are serious about selling your house online, you need to rely on other means too. A more recent trend is virtual tours which allow potential buyers to see your listing from the comfort of their couch. They help buyers visually envision themselves as living in the house, which serves as the determining factor; whether they should invest in it or not.

4.    Have Your Property Listed in Property-Related Websites:

You can. Correction: you must have your property listed online, this provides your property the exposure needed to draw legitimate potential buyers.

5.    Don’t Underestimate the Power of Email Marketing:

E-Flyers, newsletters or simply, eye-catching emails that make every viewer stop scrolling and open their mail is also a great marketing tactic. They have worked in the past and still do, despite what others tell you. Have one drafted, send it to all your contacts, and ask them to share it. Once the chain of messages begins, you will attain more visibility and thus, more potential buyers looking to make a bid.

6.    Rely On Social Networking Sites:

Did you know that realtors are using social media pages to attract the right target market?

There are multiple platforms that allow you to post ads for only a few dollars. Once posted, the ads can be viewed on peoples’ profile as suggested posts, or on the right corner of the page. Since the ultimate goal is to make it visible on places where potential buyers may be the easiest to attract, social networking sites, such as Facebook, Twitter, Yahoo, are your best bet.

7. Be There:

Now that you have ensured that your property is visible on all important online platforms, the one thing that is expected of you is to be THERE!

If you have opted for online marketing strategies, the only way they can work in your favor are if you are present to reply to all the queries from potential buyers, are willing to answer all their questions related to your house, and also show enthusiasm if they request for a visit.
